
Bulgaria had the second-highest annual increase in house prices in the European Union in the second quarter of 2026, rising by 15.5 per cent compared with the first quarter of 2025, EU statistics agency Eurostat said on October 1.
Among the EU member states for which data are available, three countries showed an annual decrease in house prices in the second quarter of 2026, and 23 showed an annual increase, Eurostat said.
The falls were registered in Finland (-2.7 per cent), Luxembourg (-2.2 per cent) and France (-0.8 per cent).
The highest increase was recorded in Portugal (16.5 per cent), followed by Bulgaria (15.5 per cent) and Lithuania (14.3 per cent).
Compared with the previous quarter, prices decreased in two EU countries, and increased in 24 member states.
The falls were registered in Hungary (-1.4 per cent) and France (-0.8 per cent), while the highest increases were recorded in Lithuania (five per cent), Bulgaria (4.5 per cent) and Romania (4.4 per cent).
In the second quarter of 2026, house prices, as measured by the House Price Index, increased by four per cent in the euro area and by 4.7 per cent in the EU compared with the same quarter of the previous year.
In the first quarter of 2026, house prices increased by 4.6 per cent and 5.1 per cent in the euro area and EU, respectively.
The House Price Index (HPI) measures the price changes of all residential properties purchased by households (flats, detached houses, terraced houses, etc.), both newly built and existing, independently of their final use and independently of their previous owners.
Compared with the first quarter of 2026, house prices increased by 1.1 per cent in the euro area and by 1.2 per cent in the EU in the second quarter of 2026, Eurostat said.
